Does the Wording on the Inspection Report Absolve the Inspector of Liability?

We strongly feel that having a home inspection by a reputable home inspection company is of utmost importance when purchasing your new home. We are so thankful for the local home inspection companies that we are privileged to do business with in Sumter.

In another part of the country, a home inspector failed to disclose that the roof of the house that the Buyer was purchasing was in deplorable condition.

The inspection report says," Due to the steepness of the roof, we were unable to walk on the roof and inspect the flashing, stacks, and vent covers. We recommend having a qualified contractor evaluate further if desired."
